The Wisconsin REALTORS Association reported that statewide existing home sales increased 7 percent in March 2026 compared with the prior year, while the median price increased 6.5 percent. In Southeast Wisconsin, the larger story remains limited supply. Demand has not disappeared. It is concentrating around the homes buyers consider worth acting on.
Luxury real estate does not always follow the same pace as the overall market. A distinctive estate, architect designed residence, lakefront property, or downtown condominium may have a smaller buyer pool than an entry level home. However, the best properties can still move quickly because there are few true substitutes. Buyers are not only comparing bedrooms and square footage. They are comparing architecture, privacy, water access, lot quality, condition, and the likelihood that a similar property will become available again.
